My dishwasher is leaking. Who do I call?

If you require any maintenance to your property, please do not hesitate to contact us.

If an emergency, such as a major leak arises, please try to contact us ASAP.

What notification should be provided if I decide to renew my lease?

If you do intend on renewing your lease, as much notice as you can provide would be greatly appreciated, but we ask that at least 60 days notice is provided.

What if I find damage to my unit after I move-in?

If you discover any damage to your apartment after you move-in, kindly notify us within 48 hours, so it can be documented.

What utilities am I responsible for as a tenant?

You will be responsible for setting up your own electricity, gas and internet.

Do tenants that rent my property require rental insurance?

In most cases, anyone who is renting an apartment with us requires property rental insurance.

What is the purpose of obtaining renter’s insurance?

While your landlord always carries insurance protecting the apartment itself, the landlord’s policy does not cover your personal property. You must obtain your own policy to protect against loss.

Do Managed Properties Accept Pets?

Pets are accepted on a case-by-case basis. Depending on the circumstances, an additional security may be requested.

What form of payment is preferred?

We kindly request that your monthly rent payment is made via cheque.

What paperwork is required to rent an apartment?

Please find our rental application and paperwork requirement schedule.

Guarantors may be accepted on a case-by-case basis.

Is there an existing pet or smoking policy for the properties you manage?

Yes, there is one in place for all rental properties. Depending on the property you are renting, we can always allow or not allow either one of them. Please contact us at (778)869-0527 for more information if this pertains to you.

Are your property managers licensed in BC Canada?

Yes, we do hold licenses as mandated by BC Real Estate Council.

Yes, we would be happy to provide references upon request.

Where do you manage properties?

We have an extensive portfolio and are always looking to expand our services. We manage properties throughout Richmond, Burnaby, Vancouver West, Down Town Vancouver, Surrey, North Vancouver and elsewhere.

What if there is an after-hours emergency?

We have team members on call 24/7 ready and waiting to handle any emergency that arises.

Who takes care of maintenance problems?

All tenant concerns and complaints become ours instead of yours. We’ll have our repairman visit the property to assess the situation. We schedule the right repairman at the lowest cost. Furthermore, if expenses exceed a specific amount that we set together, we’ll contact you to approve them.

How do I ensure my apartment is being rented to a qualified tenant?

We conduct a thorough search into the credit and housing court history of each tenant. Also, financial information such as employment letters or pay-stubs and bank statements are requested to ensure each tenant is well-qualified.

How do you market/show your rentals?

We market our vacancies both in person and via virtual videos online. We also list the properties on our site along with other popular rental sites as well.

How and when do you disburse payments to your owners?

We collect your rent security deposit and monthly, will deposit them before the 15th of every month.

Do you guarantee monthly rent payments?

While we strive to ensure that all our properties are occupied with no down time, we cannot guarantee monthly rent payments. However, due to low vacancy rate in Vancouver, if the property is priced correctly, it should rent fairly quickly.

How do I know that you’ll use the best judgment in tenant selection?

In order to insure investment protection for our clients, all prospective tenants undergo thorough credit, criminal and income checks.

We scrutinize the background of each applicant applying for your property. We carefully review financial and employment histories, as well as a complete credit record search. Only the best qualified tenants earn keys to your property.

How long will it take us to get your property rented if vacant?

Filling vacant units with the best tenants is our absolute priority. As a result, we often find excellent tenants within the 2 weeks of our proper advertising, which includes extensive web presence. What does it cost?

Call us and we can give you a competitive quote over the phone in the first call.

We customize our services in order to fit your needs. For this reason, all fees are negotiable depending on the size of the property and your investment goals.

How long are your contracts?

Our property management contracts span one year, but any client can terminate the contract with 30 days’ notice. Our clients work with us because they love our service, not because they’re contractually obligated.
